We (family of five) had a great time in this very special environment. It was like going back in time when entering the appartment (though it had WiFi, TV, a modern kitchen etc). Very good location to visit Venice and other nice towns like Treviso. Also a great pool to relax and spend the day when not going out.

My friend and I enjoyed four days at this beautiful, peaceful villa and it was absolutely perfect - we couldn't have asked for more! The house has excellent facilities and is clean, organised and comfortable. The pool was glorious and the central location allowed us to explore the region with trips to Lucca and Florence via train, whilst also having a home base to unwind. Francesco was a wonderful host, going above and beyond to ensure our stay was perfect. He was so helpful and friendly and provided us with a lot of helpful local knowledge to get the best out of our time there. We will definitely be back, thank you for a wonderful stay!

“ Full of charm ”
Our introduction to San Romito was full of charm. The approach is through a private gate, with a short drive to an intriguing cluster of stone buildings. We were delighted by roses and spring flowers, glimpses of olive trees and water, and the genial welcome of our host, Emy. The apartment is on the first floor, with a comfortable living room, a small but useful kitchen, and a pleasant bedroom with shuttered windows. A large candle lit the downstairs entrance; roses and a complimentary bottle of wine greeted us in the apartment. There are pleasant walks around the extensive grounds of Pieve di Caminino, a working olive farm, and we were impressed by the tranquillity and harmony of the surroundings. We enjoyed Emy’s family museum, a fascinating collection of books, paintings (there were distinguished artists in the family), photographs and china, and of course, samples of the delicious olive oil, housed in what had once been a private chapel.
There is much to explore in the vicinity. Our all-too-brief stay included a visit to Roccastrada, like many hill towns apparently in decline, but with welcome signs of renovation and a panoramic view. Massa Marittima has a spectacular cathedral (look out for the wonderful fresco of the Adoration of the Magi), absorbing museums, and enticing shops and cafes. We discovered schiaccia olive and dolce in La Panetteria bread shop, and stocked up on herbal fragrances in Erboristeria del Corso. Nearer home, the excellent Co-op in Ribolla provided a range of domestic and gastronomic necessities.
Information about places to visit in the Maremma was available in the apartment and in Emy’s museum, along with details of local restaurants. Busy as he was with the farm and other guests, Emy was on hand to give help and advice as needed, and eager to make our stay as trouble-free as possible. A very big thank you, Emy, and Ci vediamo!

“ ...more incredible than we expected. ”
We stayed here for a week in late October for our wedding. There were about 18 of us (mostly couples), and everyone had their own room and their own bathrooms. The bedrooms were extremely comfortable, and the bathrooms are huge and very functional. All the living spaces were absolutely gorgeous. There is tons of space to spread out. This place is incredible. It holds on to the amazing charm of Tuscany, but is also updated and everything works great. It is a quick drive (8 minutes) do to Figline, where there are some great restaurants and a pretty town center. The Coop (grocery store) had everything we needed and more.
Mrs. Rossella, the owner, lives on sight, and is most kind, gracious, and lovely woman. She made sure we always had everything we needed, and really has created something special here.
The place itself was more incredible than we expected. The photos do not do it justice. Everything about it was dream-like. The pool and jacuzzi were really nice to have, and both kitchens were huge and accessible. The property is gorgeous. For anyone wanting to have their wedding here, there are several great spots on the property. We couldn't have asked for a better location.
We also added on a few services. We had a lovely welcome dinner, as well as breakfast served every morning. It saved us so much time, and all the food was fantastic. Our wedding dinner was the best food I have every had at a wedding.

Chiara and Gregorio know how to welcome their guests discreetly but with great care. The dinner in the garden was fantastic.

“ I can't understand why it has taken us 17 years to return here. ”
My wife and I stayed here 17 years ago and loved it. We have now returned with our son and daughter in law and it is just as wonderful as it was then. The pool and its vineyard location are stunning and the welcome from Katia and the family made us feel at home and relaxed. Casole d'Elsa is a beautiful Tuscan village. There are a few more bars, restaurants and shops than there were 17 years ago which have added to its attractiveness without spoiling its character. I can't understand why it has taken us 17 years to come back to this beautiful place. The Rustico apartment comprises two large bedrooms and a large kitchen, all with original brick vaulted ceilings. The pool, garden, barbecue and views are fantastic. We would recommend it to anyone.

“ We stayed at Rustico the last week of May ...it was HEAVEN!!! ”
We stayed at Agriturismo Elvira - Rustico the last week of May in Casole d'Elsa. It was HEAVEN!!! Elvira was warm and welcoming and took care of us as if we were part of her own family. I stayed there with my husband, friend and toddler and it was a place never to be forgotten by any of us. The grounds are immaculately kept, the apartment (Rustico) was super clean and had everything we needed to enjoy our stay. It was cold but we even used the great swimming pool. My son loved running around the property and we loved sitting out in the sun and having a meal. This is a place that we will be going to for years to come! It is also a fairly short drive from Siena and an hour and a half drive from Florence. I recommend renting a car as it makes it a whole lot easier to see the beauty that surrounds this home. This home exceeded our expectations. Thank you Elvira!

We really enjoyed our recent stay at Rustico. We thought the property was in a beautiful setting with spectacular views. The owners were lovely and very helpful and certainly made us welcome. The pool was one of the highlights of the property and was perfect for our 8 yr old daughter.
The villa was as described on your website apart from the TV was missing and it took 3 days to get this setup to watch. We felt the villa was also missing a few basic supplies, like kitchen roll, oven glove, toilet rolls, soap, which we had to purchase. I think the most useful information that would have been nice to know at the beginning of our vacation was that there was a supermarket less than a mile down the street. There was no mention of this in the folder in the villa or in the information emailed to us. We only found out from the owners towards the end of our visit, after spending almost a whole day driving to the PAM supermarket several miles away. I appreciate this is a much larger supermarket but the local one had a good selection of basic supplies and groceries.
We enjoyed the peaceful location of the villa without being too far from restaurants and the village. We would definitely recommend it to anyone who wants to stay in the Tuscan countryside and is interested in visiting the larger, more touristy towns like Siena and San Gimignano, which are only a short drive away.

“ Clean property good facilities ”
Clean property, good facilities at both property and local town. Only thing we could pick up on is that the printed directions given from Pisa airport were incorrect for the last couple of miles or so (they erroneously jump to directions from south). Confusion added half hour to journey but figured out eventually. Didn't detract from a great week.

We returned after 12 years, and almost forgot how special of a place it is. We were two families and renter Villa Donati for 4 nights as it was off season. The house and surroundings are amazing. We had the pleasure of having an amazing 4 course dinner, a true highlight. Can't recommend enough.

“ ...exactly what we were expecting from a Tuscan villa ”
We are members of a social dance group and 12 of us stayed here a few weeks ago. This is the second time we have stayed there and it is a wonderful place. Tuscany is beautiful and this villa is in the middle of all this beauty. It is exactly what we were expecting from a Tuscan villa. Rustic feel; amazing family who own it and the manager Francesco is a wonderful host for anyone staying there. He is most attentive and looks after everyone. The views first thing in the morning over the valley are stunning, especially as the mist clears. We were very lucky and the weather was superb.

“ Simply incredible. ”
Simply incredible. The structure is fantastic, compared to the listing photos I found an overall harmony and elegance not perceived by the individual photos. Sauna, Turkish Bathroom and pool, overlooking the vineyards are really priceless. We spent 5 days with friends, cooking and relaxing together. Well, everything was wonderful. The surroundings then …. Well, what to add to the Chianti area. The amenities were also very punctual and thanks to the assistance of the Host we were also able to cook the pizza in the wood-fired oven. We'll be back.

“ A very pretty, peaceful place ”
Our family of eight adults stayed here for a week. A beautiful place with beautiful surroundings. Everything seemed luxurious. A little off the beaten path, but we thought the villa's beauty, spaciousness, and cleanliness were well worth it. The only request we had was a few more pillows (they provide a list of desired firmness!) and they were delivered promptly! The kitchen is well stocked- we cooked 2 dinners there. The outdoor space is well done. We enjoyed the sauna and steam room, as well as the outdoor shower. We did some cold plunges in the pool beforehand! The small touches were so appreciated- a wonderful welcome basket, the toiletries were great, the cards and games all added to our enjoyment. Just a very pretty, peaceful place.

“ A must do experience ”
Perched atop a mountain overlooking numerous cities and rolling terrain, it is hard to imagine anyone being disappointed. This villa estate has been owned by the same caring and dedicated family for many, many years. Their efforts to ensure all our needs were accommodated were Herculean. Would we stay there again ... absolutely! Rent a car or minibus within walking distance of of the Montecatini-Monsummano train station, because timely service from taxis down and back up the mountain could be challenging. Our group of 6 loved the remoteness, with convenient access to nearby small cities and wineries. The onsite restaurant (open Thurs-Sunday) is a "must do" experience. The host could not be more gracious and accommodating. Doing the on site dinners is a must as they are fun interaction and the food is great. Dinner night the sell the wine pizza night you can bring your own. The villas are spacious and clean with a rustic feel.

We loved everything about our stay at Pipistrelli! The home was gorgeous and comfortable, with plenty of space, including large common areas - outdoors and indoors, as well as generous private bedrooms, each with a full bath. It was secluded but also close to the 'village' in Montestigliano, as well as the nearby nature preserve and sightseeing in Siena. Wow! A perfect vacation. The staff are welcoming, kind, and helpful - every one. We celebrated our anniversary, bringing ous sons and there families (6 adults and 4 kids). Every one of us were so impressed with the lodging, comfort, atmosphere, privacy, and especially the pool. Breakfast each morning was incredible. We paid for a chef to prepare a few dinners - again, and fantastic experience. Special kudos to Francesco (manager), Anna (chef), and Lola (always helpful and smiling). “ ...we enjoyed the trip of a lifetime ”
A beautiful 17th century villa located on a 1500 hectare estate of olive groves and vineyards. Manager Francesco greeted us and catered to our every need supplying a breakfast cook, a catered dinner, and some excellent wines from the estate's cantina. The villa accommodates up to 14 people with 5 bedrooms c/w bathrooms in the main villa, a dining room, a large kitchen and two living rooms while the annex has two more bedrooms and a large open living area. The views over the Tuscan hills are beautiful, especially at sunset, and we enjoyed the trip of a lifetime with 5 couples using the villa as base to tour other Tuscan towns. It is located 15 minute from Siena and only an hour drive to Florence, Volterra, San Gimgnano, Castellina, and Cortona, to name a few towns. Nearby towns like Rosia, Orgia, and Stigliano offer reasonable and tasty dining options and groceries.

I agree the pictures do not do it justice! We stayed 1 week with extended family, including children between 3 to 12 years, we hardly saw the kids, they were so entertained playing around the property with so much to explore yet in a very safe setting. The rest of us had plenty of space to hang out with each other or do our own thing. Plenty of exploring to do around the area, by foot bike or car! We are going back for more this year :)

“ A Perfect Couple's Holiday Stay ”
We absolutely loved our stay at Treggiaia and would definitely come back again.
We booked as a couple for a 6-night break, specifically hoping for peace and quiet in private and picturesque surroundings, and our expectations were exceeded. The accommodation was lovely - very rustic yet extremely comfortable - and having the pool directly outside is perfect. The property is private and south-facing, so gets the sun all day, and access to amenities and the nearby rail station (so convenient for day-trips) is very easy.
Our hosts were absolutely wonderful, very helpful and attentive without being intrusive, and our communication with both them and Invitation to Tuscany made the booking and arrival/exit processes extremely straightforward. We could not have asked for more. I would give more than five stars if I could.

“ Great property, wonderful hosting, less great location ”
The accommodation is excellent, well kept and very well equipped and very comfortable with air conditioning in bedrooms so nights are really comfortable. The hosts are incredibly attentive and welcoming and on hand for any help. The swimming pool is beautiful and the position and views wonderful. Except for the constant barking of dogs that could be heard in the valleys the position was wonderful.
The location of the property was a challenge for us, it was a considerable drive to visit towns and cities with young children. The accommodation sits in what feels like quite a run down, industrial area. This is not clearly explained in Invitation to Tuscany’s details. It made the property feel quite isolated as you had to drive through major roads to get anywhere.
The very heavy issue of mosquitos also impacted our stay and meant we had to seek medical advice at a pharmacy. It was apparently particularly bad due to the sustained heatwave, but we got so bitten we were very uncomfortable and felt ill for part of the trip. Again something mentioned in the property details about this would have helped us to be more prepared.
Dan: the location is not in a run-down industrial area, I'm mystified by this comment and sorry you felt this way. Very sorry to read about the mosquitoes and how they affected your trip.

“ 2 week stay at Treggiaia ”
After the long drive from Belgium to Treggiaia, we couldn’t have wished for a better welcome. The owners greeted us warmly and gave us a lovely introduction to the house and everything it had to offer.
The house has everything you need for a relaxing summer holiday: a well-equipped kitchen, two comfortable bedrooms (with air conditioning — a huge plus during the warm Italian summer!), a lovely outdoor dining area and, of course, a beautiful swimming pool. Add plenty of sunshine and warm weather, and you have the perfect recipe for a great holiday! 😊
Everything was clean, well maintained and very well equipped. The location is another big advantage. From here, we were able to make day trips to some fantastic places, including Lucca, Siena, Florence, Arezzo and Montepulciano. So there is plenty to discover when you feel like leaving the pool for a day!
The owners were incredibly friendly and helpful, the house was wonderful, and we really felt at home during our stay.
So, would we recommend this property? Absolutely! We’d happily come back and would definitely recommend it to anyone looking for a peaceful and comfortable base to explore Tuscany. 🇮🇹☀️

“ Charming Tuscan villa with pool, tennis court, and wonderful hosts who made us feel right at home! ”
We had a great stay at this lovely little family villa in Tuscany! The house was charming and comfortable, and we especially loved the pool and tennis court — we played almost every day with the kids. The host family was very kind and attentive, and the grandmother living next door was delightful — she gave us our privacy but even surprised us with some delicious homemade antipasti. We had a small issue with the hot water at the start, but it was quickly fixed by the hosts. Communication was easy, and even with a small language barrier with the grandmother, Google Translate did the trick. A wonderful and relaxing stay overall!

“ Our first but not last stay at Treggiaia ”
Our hosts were excellent, they made us feel so welcome and helped make our holiday one to remember. Treggiaia is surrounded by beautiful Tuscan countryside so from the moment we arrived we were able relax and unwind over a glass of Chianti or two.
There are a number of good restaurants within a relatively short drive but we also enjoyed meals on the terrace at Treggiaia, watching the sun go down.
Many of Tuscany’s and Umbria’s historic sites are accessible by both car and train but also days around the pool. gardens and tennis court at Treggiaia were just as enjoyable.
We are delighted to have found Treggiaia and look forward to returning to this comfortable and well maintained holiday home in a beautiful part of the world.

The location is peaceful and picturesque perfect for a relaxing family getaway.

“ Wonderful week ”
We had a wonderful week staying at Treggiaia. The villa was beautiful with lovely surroundings and views. The pool was great and much used especially as the weather was very hot. Niccolo showed us around the villa when we arrived. He also text lots of restaurants phone numbers to us and gave us his phone number in case we needed anything. His Grandmother was a lovely lady and brought over some crostini with tomatoes and cheese toppings, they were delicious. We felt very welcome. We would certainly go back to Treggiaia again in the future. Thanks Dan for all the information prior to our booking i.e. car insurance and Tuscany information.

“ Lovely break in Tuscan hills ”
Great villa and outside areas ..hosts very helpful , Niccolo even lent me a neck fan as temp was highest theyve had 🥵🥵. The only negative is that there are dog kennels in the valley below and the barking was continuous on an evening and a few nights through the night which kept me awake, obviously this is out of their control.

We arrived at the villa hours after our expected arrival time and still had a very pleasant reception from Niccola who showed us round the property. The weather was mixed but on the sunnier days lounging round the pool was perfect. The property is well placed for exploring places such as Florence, Sienna and Arezzo as well as vineyards and the surrounding countryside. We went by train to Florence which was easy.

“ Perfect for a quiet getaway ”
Very enjoyable stay - perfect for a quiet getaway for two. The house is well equipped and placed in quiet and beautiful surroundings. “ Perfect house with pool and tennis court ”
The house is cozy, clean and well equipped. The pool, outdoor area and private tennis court are really big and amazing. The view is stunning!!! Host is very friendly and shared a list with great recommendations of restaurants and places to visit. The only improvement I can think of is to buy a dishwasher.
Thanks Louis! I agree about the dishwasher but as the kitchen is built of brick we have to wait until they change the whole thing before they can find space to add a dishwasher ... but it is on the to-do list! Dan

“ Tuscany Retreat ”
The property location was wonderful with views over to the Cliffs of Valdarno. Good to have air-conditioning in the house, but as it was so hot would have been nice to have this downstairs as well for the evenings.
Niccolo was very helpful and made sure we had everything we need. Very nice to receive a bottle of Chianti which was wonderful and the treat of the arrival of occasional plates of canapés from the owners.
Location generally was good just than everywhere is a reasonable drive of about an hour or so if you want to see the main sites.

“ Beautiful converted Barn with fabulous panoramic views ”
Our hosts greeted us with a lovely warm smile that set the tone for our stay. The accommodation exceeded our expectations, the pool was lovely and a reasonable size for the four of us to mess around in and the views across the vineyards were amazing. The location is quite remote and we were tempted to give 4/5 for this as it frustrated a little at times (hyper market 15 min drive) but in fairness if you book accommodation in the Tuscan hills what do you expect?! . Our hosts live adjacent to the property and would just check on us from time to time which was lovely, otherwise we barely saw anyone. A great spot to stay if you are visiting Florence as we did- It’s around 40 mins in the car and the road was clear each time we made the trip. Arezzo is also worth a look to the south.

Perfectly located for exploring Sienna, Florence (take the train from San Giovanni Valdarno - much easier than driving), San Gimignano etc. Great pool and very comfortable villa. The little things that make a difference - very well researched local restaurant suggestions take the guess work out. And a very welcome selection of antipasti provided to welcome us from our lovely hosts along with a lovely bottle of Chianti Classico. “ We returned to Treggiaia after 19 years ”
We returned to Treggiaia after 19 years and it was as lovely as we’d remembered and a perfect place to bring our kids to get away from it all for a week.
The house is beautiful and the views are breathtaking. Outside, the terrace is a perfect place for eating together with lovely views of the sunset. The swimming pool is idyllic and the two parasols provide plenty of shade.
We appreciated the air conditioning in the bedrooms at night time, too. La Treggiaia is a great base from which to explore Tuscany, with Lucca, Florence, Siena and Arezzo all within easy reach by car. Definitely recommend hiring bikes in Lucca! We had a very warm welcome from Niccolò and Signora Matassini and have already booked to return next year. Thank you for a lovely holiday. Ci vediamo l’anno prossimo!

“ A lovely relaxing place to stay ”
Our family had a wonderful stay at Treggiaia. The location is beautiful and the views exceptional. The lovely pool and tennis court meant we could keep cool and do a bit of exercise even on lazy days.
The station is only a short drive away meaning trips to Florence were easy to do. The owners were nearby and very charming and helpful.

The villa was a perfect stay, a bit out of the way but very peaceful.
Pool was amazing and Niccólo was incredibly helpful.
Air-conditioning in rooms was great and the villa had everything we needed.
Would recommend going back but make sure to have some itinerary items planned in advance so you know where to travel!
We went to Florence, San Gimigano, Siena and the Chianti region.

We had a most wonderful time in Treggiaia. The location was perfect for us. Close enough to reach bigger cities and do sight seeing and out in the country for a restful holiday. The house was well equipped and the pool was lovely and well looked after. We also made use of the Tennis court which was great to have. The host family were an absolute delight. Very helpful with information and giving us a fantastic Tuscan experience. We enjoyed Treggiaia for its peacefulness and natural beauty. We had great fun exploring the surrounding villages and having day trips to Siena, Arrezzo and other places. Can’t really recommend any restaurants as we ate “at home” each night. Would certainly recommend it to other people.

“ .....cannot recommend it highly enough ”
We had an absolutely wonderful time staying in Treggiaia and cannot recommend it highly enough. It was exactly what we hoped for when we imagined our trip to Tuscany. Set in beautiful countryside but within easy reach of Florence and other gems like Siena and San Gimignano, it was the perfect spot for exploring the area - although we also enjoyed our lazy days by the pool. The villa itself was charming and perfect for our needs (the pictures don't do it justice). What really made it such a special place to stay was the hosts, who made us feel welcome and at ease from the moment of our arrival. They were on hand whenever we needed them (for tourism tips or delicious homemade snacks) but very respectful of our privacy at all times.
We fully endorse the other reviews and comments on this site. If you are looking to get away from the stress of work and unwind in a beautiful scenery - or if you are looking for a base to explore Tuscan culture - this is the perfect spot. And the people are lovely too. We would definitely go back again.

“ We would definitely stay there again ”
We stayed at La Treggiaia at the beginning of June to celebrate my Mum's 60th birthday. We couldn't recommend it enough - the villa was the ideal base for a relaxing holiday exploring Tuscany.
The location is beautiful, overlooking the valley from the side terrace and surrounded by the grounds of the owners' farmhouse. The barn conversion has been done very tastefully and is spotlessly clean, the photos don't do it justice!
The owners were so welcoming, bringing over homemade bruschetta and answering any questions we had. We would definitely stay there again.

We absolutely love Treggiaia. The house is perfect, the pool is to die for and the surrounding scenery is wonderful. We have stayed twice now. The family really look after you, bringing little homemade treats for you. There are a couple of lovely restaurants in the nearby villages which are not too expensive. The train station is about 10 minutes away so a trip to Florence is a must. We were very fortunate this year to see the grape harvest taking place which is something we were in awe of !! Invitation to Tuscany are our "go to" company for our Italian holidays :-)

“ We greatly enjoyed our holiday at Treggiaia ”
We greatly enjoyed our holiday at Treggiaia. It is a delightful property in a delightful spot, with a splendid pool and attentive owners on hand (who provided everything from fresh linen to fresh apricots!). There is a lovely covered terrace for outdoor eating, with nice views and complete privacy, with a tennis court on hand too. Being able to go to Florence and Arezzo by train from the local station was a real bonus (though finding parking at the station was a bit of a problem). As it was a heatwave throughout our stay, the air conditioning in the bedrooms was especially welcome.The house amenities, while quite adequate, do need a bit of refreshing though. For example, the bed had a protruding spring, and there were no dishes for the oven (though one was supplied immediately when we asked for it). But these are minor quibbles in relation to an exceptionally lovely property.
The location is somewhat off the usual tourist trail, which meant that only Italian was spoken locally and there is not the range of restaurants or other amenities that might normally be expected. What would have been really useful was a visitors' book (which is nearly always provided in properties we have stayed in) in which people can recommend places to visit, eat etc. There was some basic information provided by the property itself, but the absence of a visitors' book was a significant omission in terms of advice on where to go and what to do, especially useful in a less visited area.
But the main verdict is emphatically positive. It is a wonderful property. We would also add that it has been refreshing dealing with a travel company that delivers such a helpful and personal service to its clients.

“ ...the holiday was really enjoyable and care-free ”
My family and I spent a lovely holiday in Tuscany last week, staying at Treggiaia. I just want to let you know that the service we received from 'Invitation to Tuscany' was excellent and pass on my thanks to you and the team. While we where there, the property owner, Michela, was also fantastic. She could not have been more accommodating and helpful, which made the holiday a real pleasure. To name but a few examples: after we enquired about the curtains in the bedrooms (due to a light-sleeping baby) she arranged for blackout blinds to be professionally installed in the bedroom in the few hours between the previous guests departing and our arrival. She also lent us her mother's microwave to sterilise baby milk bottles, and ensured the house was immaculate, including fresh flowers and some provisions for our first night, in case we hadn't had time to visit the shops. All in all, the holiday was really enjoyable and care-free for the whole family; I wouldn't hesitate in recommending 'Invitation to Tuscany'.

We had a wonderful and relaxing week at Treggiaia - couldn’t fault it at all!
The weather fantastic, so much so that other than a couple of trips to COOP, we only went to Florence (took the train - fantastic!) and Arezzo . . . and of course the Prada outlet!
Spent the rest of the time playing tennis, swimming and generally chilling out by the pool which was exactly what we all needed. Steve also hired a road bike from Greve and had a great time exploring the area on two wheels.
Nonna and her grandson were lovely and very welcoming. The welcome goodies were very gratefully received as were Nonna’s bruschettas on Sunday morning.
As always, everyone at Invitation to Tuscany make it so easy and stress-free to arrange a holiday, it’s a pleasure to book with you.

“ Wonderful Tuscan villa for a large group ”
Villa Dioneo was perfect for our large family group. The pool has the most stunning views across the Tuscan hills. The kitchen was well stocked for cooking at home and we had dinner out in 3 different restaurants, which were kindly booked for us ahead of our stay. We have no guest reviews yet (Feb 2023) so here are my thoughts from my first agent visit to the villa, in Feb 2023. This is a striking building in a primary position in a small valley along the larger Arno valley, and it's been restored with enormous care and a delicate touch. The spaces are large and generous, as is correct in a property of this level - there's plenty of living space for a large group to enjoy. The owners are charming and no request is too much for them - they clearly love running this villa and have enjoyed restoring it.

“ A Perfect Umbrian Escape ”
We have had an absolutely fantastic stay at Il Mulino and cannot recommend it highly enough.
The villa is simply stunning—beautifully restored, full of character and set in the most peaceful surroundings. From the moment we arrived, it felt like a true escape. Every day started with coffee overlooking the countryside and ended with a glass of local wine as the sun went down. It really is a special place.
The pool is outstanding and became the centrepiece of our holiday. It’s immaculately maintained, a great size and the perfect place to relax after exploring the beautiful towns and villages of Umbria.
The villa itself is exceptionally well equipped, spotlessly clean and has everything needed for a comfortable stay. It’s clear that a great deal of care has gone into creating such a welcoming home, and it strikes the perfect balance between authentic Umbrian charm and modern comfort.
We spent the week visiting places such as Assisi, Gubbio, Montone and Lake Trasimeno, all within easy reach, making Il Mulino the perfect base for exploring this beautiful region.
If you’re looking for peace, privacy, breathtaking scenery and an authentic Italian countryside experience, you won’t find many places better than this. We have made some wonderful memories here and would return without hesitation.

We have a lot of experience with holiday homes, but in this case there is simply nothing to complain about. For every hour of the day there is a suitable place in the house, on the house, around the house. Whether you like it in the sun or in the shade, everything is possible. The overall atmosphere, which results from absolute peace, forest, house, style and furnishings, is incredibly harmonious and relaxing. When you enter the place you are immediately on holiday. Wonderful! So a big compliment to the landlords for this successful holiday experience.

Arrived following a week near the coast. The mill is a perfect location for total peace and quiet. The pool was well used. For day trips we'd recommend Gubbio, Perugia, Assisi and the lake/beach at Passignano. We enjoyed star gazing one night and saw shooting stars. A fabulous holiday, thank you.

“ Villa San Michelle ”
Villa San Michelle in Agazzi (by Arezzo) was a stupendous and beautiful place. The villa is on top of a hill and the view from the top of that hill is striking. The place is big and roomy. Everything has a rustic feel to it and the accomodations are excellent. We had up to 9 guests at a time and they all agree. There are three kitchens in the Villa but we only needed to use one. The kitchen and bathroom amenities are outstanding. To top it off -> the proprietors are very, very, nice and accomodating people. They check with you often and put on outstanding dinners in their house (which is next door).
Finally -> the pool if beautiful and offers a great view of the surrounding area. The hot-tub costs to heat but is also very relaxing.
If I had to make one small suggestion about the Villa it would be to consider adding guard rails to the stairways. It would help provide stability to older folks using the stairs and prevent falls on the hard floors.
You will need a car if you rent the Villa. The road to the Villa is narrow and windy. For American drivers it might present a challenge but after you're used to it, - a real hoot! I would not rely on bus service at the bottom of the hill and, besides it's a bit of a hike. Only one of our guests was able to go up and down the hill in one attempt. Just was too steep and long. A car (especially a smaller one) is very nice to have.

“ A real gem in Tuscany ”
We had a wonderful stay at San Michele. The villa is a magnificent, spacious building steeped in history and in a private location on top of a hill. Beds and linen were excellent, together with bathroom facilities.
The pool was stunning - best we have ever experienced in a villa (and we have stayed at a lot!). Perfect for my two little grandsons who loved the pool toys. The outside areas were amazing with fantastic views.
The owner, Patrizia, was the perfect host. She was extremely efficient and professional and on several occasions went the extra mile to accommodate our needs. Thank you to all the lovely staff at Invitation to Tuscany for your caring and personal approach - you made our stay a very special one.

“ An absolutely beautiful villa in a perfect location ”
We loved staying at San Michele - it was a perfect place for our family holiday and the villa, location and welcome we received all exceeded our expectations.
Very well equipped and comfortable accommodation, with plenty of outdoor space and just a short walk to the swimming pool. Being at the top of a hill, there were wonderful views all around the property, with sunny areas to sit but also plenty of cooler, shady parts especially under the loggia where there's also an outdoor table for dining.
A few points worth noting:
- it is a long and steep drive up to the property and a car is essential for any shopping or excursions
- the layout of the accommodation is configured in a way that means there are several small kitchen areas rather than one big kitchen. This can mean quite a lot of carrying things from one place to another and not a lot of space at each space for large meal preparation. This wasn't a problem for us though.
- there is a high-speed train line that runs through the valley and trains can be heard from the villa, but again this wasn't a problem for us.
- we were there during a hot yet breezy week so the weather was perfect. Therefore can't review what it would be like if the weather wasn't so good.
The owners of the property, who live in the house next door, were extremely welcoming and thoughtful, and generous with their time and attention. They are there if needed and always responded quickly, yet the villa still felt very private. Now we just need to work out when we can go back!!

“ Perfect surroundings for 3 generations ”
We were relocated from another property that did not function so had no previous experience or knowledge of San Michele. “ Absolutely amazing ”
San Michele was absolutely amazing, the grounds were incredible and so well kept, pool area superb, hosts so helpful and two delicious meals with them and vegetables from their veggie patch. Plus a tour of their wine cellar, quite something else. The layout of the villa suited us all so well, plenty of room to have our own space! The 18 month old loved going to see the animals in the morning and evening. Great value for money.

We were very happy and satisfied with our stay at San Michele. The beauty of the place and friendly welcome from Patricia made us feel so at home. We enjoyed Arezzo, shopping in Pam and some restaurants in town. We found an interesting steakhouse called Mama Mia! No pizza for kids but there's 🍝. A shopping center with Decathlon and Coop grocery store had nice selection of food and drinks. An outlet 29 km direction Sienna had good selection of brand in clothings, shoes and more.

We had a wonderful time at San Michele! The property itself is wonderful. We enjoyed the building itself which worked very well for our extended-family group. We loved walking the gardens and visiting the animals and our hosts were terrific. It was also great that the train in Arezzo was so convenient for day trips. Even though we had a rental car, sometimes the train was easier than dealing with parking at our destination. Things we loved the most: Cooking class offered by Patrizia and Pietro – this was so much fun! We all loved the experience and the wonderful food! Trip to Florence by train Two great restaurants in Arezzo: Pappa e Cena (Via Romana, 133, 52100 Arezzo AR, Italy) and Osteria Dei Mercanti (Via di Ser Petraccolo, 52100 Arezzo AR, Italy)
The one tip we have, at least for American guests is to rent a car with automatic transmission. The road up the hill is steep and narrow in places and we were glad to have an automatic, even though we know how to drive a manual transmission.

“ This is a house made to be enjoyed ”
I visited San Michele at the end of a long day's driving; I had been out seeing a lot of houses around Tuscany and was tired. The welcome that Patrizia and Pietro gave me, coupled with one of the best views I have ever seen and a swimming pool perfectly placed to take advantage of it soon gave me my energy back. This is a building on a site redolent with history, lovingly nursed back to life after decades of being hidden under brambles - ask P & P to show you the photographs of what the site looked like when they bought it! This is a house made to be enjoyed - there are myriad delights down in the plains toward Arezzo and in the hills beyond, but this is a place where I would want to just lie by the pool, relax and soak in the astounding view, day after day. A favourite!

“ The villa was everything it should be ”
We stayed at San Michele in Arezzo in Autumn and just had a fabulous time. The villa was everything it should be. The rooms were large, the views were fantastic and our host and hostess were incredibly helpful and welcoming. There were two washing machines and drying racks. The pool was fantastic. Our hosts, Patrizia and Pietro did a wonderful homemade pizza dinner for us, another fabulous dinner in their cantina and also invited us to a private party in their home. The linens were changed weekly including our comforter. Softer and or extra pillows would be nice. The villa was at the top of a small mountain and overlooked the entire town. The directions to the villa on our GPS were great. It is narrow in places but we drove a large van that held seven and it is doable. There is also an electric gate to go through so you could not possibly feel safer. The air conditioning worked as well as american a/c but we didn't need it except for the first few days. We slept with the windows open and it was heavenly. Windows were screened, but we did not notice any flies or mosquitos while there. There is an absolutely amazing bakery not far from the villa called Panificio Pandemonio in Arezzo. Their almond biscotti, raisin coffeecake, and breads are unbeatable - Don't miss it. There is also a fabulous grocery store, Ipercoop, that matches any from the U.S. Go to the deli meat section and splurge. All those wonderful meats and cheeses are half the price you'd pay back home.

We had a fantastic stay at San Michele. It was a really special place and Patrizia and Pedro fantastic hosts! To be honest, we didn't venture far as it was so lovely there. Would happily recommend it to people and hope to return!

Wow! On our recent visit we were amazed by the villa's setting, its breathtaking views, and the pool which shone like a gem in the night sky. We were impressed by the quality of the interior, especially its lovely linens and chic bathrooms. The pergola was a favourite spot where we enjoyed breakfasting and a fun pizza evening; we even ate some bits from the lovely vegetable garden as guests are invited to do. Patrizia and Pietro were perfect hosts at an incredible dinner in their wonderful home with a view you must see to believe - we loved staying at San Michele and know you will too!

“ It was all that we could have hoped for ”
We had a wonderful time. It is indeed a lovely spot. It was all that we could have hoped for. The views and location were beautiful. Quiet, relaxing and comfortable. Antonella was so friendly, kind and helpful. Luciano , the chef, was wonderful and our meal was delicious and our cooking lesson was superb! We also enjoyed our tour of the cellars and wine tasting. Elena was great. The train to Florence was easy to get and Florence was everything we thought it would be. We were lucky enough to get a lift back up from Pontassieve to our accommodation. That would be the only drawback if you don’t have a car and have spent a whole day walking around Florence. We lucked out though! It was a perfect few days so thank you.

“ Stunning location and wonderful house ”
We loved our stay here. The views from the house - and of course from the tower - were amazing.The house was characterful and comfortable. The garden and grounds were beautiful and the hot tub very well used.
Rosado was the perfect host We all appreciated the delicious buffet waiting for us in our arrival. He was helpful and informative and answered all our questions about the area.

Our stay at Francesca was beautiful. Big property with a refreshing pool after a day of exploring Tuscany were the perfect combination. We had a real experience of the Italian lifestyle. The owner, Rosado, was very welcoming and helpful with his tips about places where to go. He was also available 24/7 which is very generous. The organized vine tasting and the delicious breakfasts were a beautiful experience. We are greatfull on his hospitality during our stay. We are definitely coming back.

“ Even more beautiful than the pictures ”
Francesca is even more beautiful than the pictures. There was plenty of space and our group was very comfortable. The en suite bathrooms and air conditioners are a huge luxury. The pool area is beautiful and the landscaping is wonderful. Rosado the owner is amazingly hospitable, kind, knowledgeable, and very responsive. We loved our stay and will definitely be returning.
