Originally a rural stone building, Leoni has been transformed by the prestigious architectural firm Studio Milani. The villa comprises three primary blocks, where the original materials are seamlessly blended with the transparency of corten steel and glass elements, resulting in a fusion of rustic and modern aesthetics with a minimalist touch.
The villa's 8,000-square-meter fenced garden is graced with ornamental plants and boasts a Jacuzzi and an infinity swimming pool. The pool is encircled by a stone terrace that can be heated upon request and is equipped with an electric cover to maintain the temperature at night.
Accommodation
The villa's architectural style successfully preserves its historical character while incorporating modern elements, creating a harmonious balance between contemporary and rural aesthetics.
Ground Floor
The living area, which serves as the heart of the villa, includes a dining room that offers panoramic views of the pool and the surrounding garden through a large stained glass window. The lounge area seamlessly connects to the dining area and is furnished with a large sofa, a modern fireplace, and an open kitchen. The kitchen is well-equipped with a dishwasher, microwave, electric ovens, an induction hob, a double fridge with an ice maker, a freezer, and a pantry.
The ground floor of the villa features three double bedrooms, each with ensuite bathrooms complete with crystal showers. Two of these bedrooms are located on the ground floor and have direct access to the garden.
First Floor
On the first floor, the villa offers a third bedroom with an ensuite bathroom and a crystal shower. This bedroom boasts stunning views of the surrounding countryside.

Leoni is conveniently located just a half-hour drive from San Gimignano and an hour's drive from Siena. Major attractions in Florence, Pisa, and Lucca are all approximately an hour and a half away, and you can reach Viareggio, a sandy coastal town in Versilia, within the same travel time.

Is Leoni perfect for you?
For availability and pricing see the calendar above. If you have any questions or would like help choosing, we visit our properties regularly and can help you choose and book the best villa for your holidays.
We can hold dates for you for 48 hours while you make sure everything lines up, then you simply pay the deposit (30% of total) to secure your booking. The balance will then be due 10 weeks before you travel. You can also add "XCover" to your booking for a full refund if you can't travel.

Worth knowing
Many local administrations now charge a “Tourist Tax” for people staying in rented accommodation and these vary from town to town. The charges are generally per person per night with a maximum number of nights, usually around 5 but sometimes 7, beyond which they will not charge. The charges range between 50 cents to 3 euro. Children are sometimes included, sometimes not and these charges should be collected by the property owners.
